14 Dock Road - Public Realm Upgrades

14 Dock Road introduces a newly designed public realm within the Canal District of the V&A Waterfront, creating a vital connection between the Cape Town CBD and the heart of the Waterfront. This project contributes to a series of public spaces, tying together landmarks such as Battery Park, Waterway House, and the Transit Plaza to form a unified precinct connected by the canal. The design prioritizes a seamless and joyful experience for visitors, providing a clear link from the Waterfront entrance through the Canal District to the Silo District beyond.

The design employs a cohesive material palette tailored to the site. Grey concrete paving bricks serve as the primary surface material, complemented by pre-cast concrete benches, planting surrounds, and raised elements. During construction, Malmesbury shale (Blue Stone) excavated from the basement was repurposed to clad raised planters, reflecting the site’s natural resources. Along the high-traffic Dock Road, the design creates human-scaled spaces by balancing clear movement paths with areas for gathering and pause. New trees, soft landscaping, and integrated seating bridge the scale of the street and provide opportunities for pedestrians to linger. A raised lawn with integrated seating adds multi-functionality to key locations, such as the bus stop and the space between two development parcels, encouraging people to spend time in the area.

The site’s historical significance is acknowledged through an artwork tracing the original coastline, revealing the boundary between natural and reclaimed land. This artwork incorporates phrases in First Nations languages, honoring Cape Town’s evolving relationship with the shoreline.

Sustainability is at the heart of the design. Indigenous, water-wise plants are irrigated with recycled water, while low-level lighting minimizes light pollution. All cladding materials were sourced directly from the site, further reducing the project’s environmental impact. Through thoughtful design, sustainability, and a deep respect for the site’s history, 14 Dock Road transforms urban public space into a dynamic environment where people can move, gather, and connect.

Activated public realm:

The site aims to knit the Cape Town CBD into the V&A Waterfront with a continuous public realm. Street trees are used to visually link to the transit plaza across Dock Road and to mediate the height between the building and the public realm. Trees, planting and seating areas are also introduced between the new development parcels. The precinct now provides people scaled spaces within the pedestrian boulevard, forming the main link into the heart of the V&A Waterfront.
